Q:
A: A land contact is a realty sale where the deed doesn't transfer until all the money has been paid. It is usually used where the buyer is putting very little money down. You use a white piece of paper. Write the legal description (from the old deed) , write the price, write how you will pay the balance, do you want to make payments directly to the seller or thru a collection company, when will the final payment be due. Both of you sign and date it. If you want to record it, sign in front of a notary.
